(1) On 22 May 2024, a conditional sale agreement ("SPA") was entered into between, amongst others, Stoneweg Global Platform SCSp ("Stoneweg Global Platform") as purchaser and Cromwell Corporation Limited as seller with respect to, amongst others, 154,448,839 units in SERT ("SERT Units"). Completion of the SPA occurred on 24 December 2024. This transaction was notified to SGX in a prior notification dated 24 December 2024 ("Prior notification").

(2) As part of an internal assets organisation process, Stoneweg Global Platform entered into a contribution agreement with its affiliate, Varia SPC acting for and on behalf of its segregated portfolio "Stoneweg European RE SP" ("Stoneweg RE"), pursuant to which Stoneweg Global Platform agreed to contribute the SERT Units to Stoneweg RE ("Internal Assets Organisation"). This Internal Assets Organisation completed on 23 December 2025. Following this Internal Assets Organisation: (i) Stoneweg RE became the direct owner of, and holds the direct interests in, the SERT Units; (ii) Stoneweg RE became a wholly owned subsidiary of Stoneweg Global Platform; and (iii) Stoneweg Global Platform holds indirect interests in the SERT Units through its 100% direct ownership of Stoneweg RE. For completeness, this Internal Assets Organisation only involves a transfer of the SERT Units within the Stoneweg group and does not involve any sale or transfer of SERT Units to an external third party outside the Stoneweg group.

(3) This Internal Assets Organisation was undertaken by Stoneweg Global Platform for the purpose of consolidating the ownership of its assets within a 100% dedicated platform, thereby facilitating management and future capital deployment in line with its shareholding structure. Finally, the SERT Units are still owned by the Stoneweg group and that the Stoneweg group continues to and remains committed to its investment in SERT.

SERT had carried out a series of units buy-back transactions in December 2025. Following such buy-back transactions and the subsequent cancellation of the relevant units, the total number of SERT units in issue is 556,884,213 units. The Substantial Unitholder's direct interest (in percentage) is calculated based on this latest number of SERT units (being 556,884,213 units).

(1) On 17 October 2025, as part of a internal reorganisation and consolidation of the Stoneweg Group into SWI Capital Holding Pte. Ltd. (STONEWEG ICONA) , Mr. Jaume Sabater Martos became a direct important shareholder of the newly consolidated SWI Capital Group. This strategic integration has resulted in the creation of a significantly stronger and more diversified investment platform, with a substantial balance sheet. (2) As part of this transformation, Jaume Sabater Martos increased his overall strategic influence and ownership exposure within the consolidated SWI Capital Group?positioning him as one of its key stakeholders. (3) As part of the internal reorganisation, Philae Real Estate S.A. (with JSM Holding S.A. as key shareholder) sold their respective positions in Stoneweg SA to entities fully controlled by the SWI Group, in which Mr. Sabater Martos has become a key stakeholder. Specifically, Philae Real Estate S.A. entered into a share purchase agreement for the sale of 37% of the issued shares in Stoneweg S.A. to Icona Swiss Holding SA, alongside the acquisition of an additional 18.15% of Stoneweg S.A. shares by SWI Holding SCSp. Following the transactions, Philae Real Estate S.A. and JSM Holding S.A. ceased to hold more than 20% of Stoneweg S.A. and therefore no longer have any deemed interest in the SERT Units under the SFA. Consequently, Mr. Jaume Sabater Martos, through his ownership in JSM Holding S.A., also ceased to hold any indirect deemed interest in the SERT Units. (2) Doblel Triplej Swiss Holding S.A. owns at least 20% of Philae Real Estate S.A. and therefore had a deemed interest in the SERT Units pursuant to the SFA.

(3) Joaquin Castellvi Lopez owns at least 20% of Doblel Triplej Swiss Holding S.A. and therefore had a deemed interest in the SERT Units pursuant to the SFA. As a result of Doblel Triplej Swiss Holding S.A. ceasing to have a deemed interest in the SERT Units, Joaquin Castellvi Lopez also ceased to have any deemed interest in the SERT Units.

SERT had carried out a unit buy-back transaction on 17 October 2025, and following such buy-back transaction, the total number of SERT Units is 558,770,716 units. The Substantial Unitholder's deemed interest (in percentage) is calculated based on this latest number of SERT Units (being 558,770,716 units).

(1) On 17-Oct-2025 and as part of an internal reorganisation, Philae Real Estate S.A. (as seller) entered into a share purchase agreement with respect to the sale of 37% of the issued shares in Stoneweg S.A. to Icona Swiss Holding S.A. (as buyer). Therefore, Philae Real Estate S.A. ceases to own more than 20% of Stoneweg S.A. and therefore no longer has any deemed interest in the SERT Units pursuant to the SFA. For completeness, Icona Swiss Holdings S.A. had been disclosed as a substantial unitholder in the Prior notification.

(2) Fromenteau Holding S.A. owns at least 20% of Philae Real Estate S.A. and therefore had a deemed interest in the SERT Units pursuant to the SFA.

(3) 3 J Holding I SCSp owns at least 20% of Fromenteau Holding S.A. and therefore had a deemed interest in the SERT Units pursuant to the SFA.

(4) Stoneweg International S.A. is the sole general partner of 3 J Holding I SCSp and therefore had a deemed interest in the SERT Units pursuant to the SFA. As a result of 3 J Holding I SCSp ceasing to be have a deemed interest in the SERT Units, Stoneweg International S.A. also ceased to have any deemed interest in the SERT Units.

(5) For completeness, Jaume Sabater Martos owns at least 20% of Stoneweg International S.A. and therefore had a deemed interest in the SERT Units pursuant to the SFA. As a result of Stoneweg International S.A. ceasing to have a deemed interest in the SERT Units, Jaume Sabater Martos also ceased to have any deemed interest in the SERT Units through Stoneweg International S.A. Notwithstanding the above, Jaume Sabater Martos continues to hold a substantial unitholding and maintains a significant deemed interest in the SERT Units pursuant to the SFA. This is on the basis that Stoneweg S.A.?an existing substantial unitholder as disclosed in the Prior notification?and its board of directors are accustomed or under an obligation, whether formal or informal, to act in accordance with the directions, instructions, or strategic guidance of Mr. Sabater Martos.
